The defendants, Cameron Adams and Lauren Adams along with other participants, starting in December 2019, engaged in a multi-year scheme to financially exploit Plaintiffs mother an older adult over 90 and care-dependent person under guardianship, by improperly transferring and selling her real property and personal property located at 1628 Glenside Road West Chester Pa 19380, valued at over $1.5 million. The property was absconded through duress, deception, and breach of fiduciary duties. Specifically: In 2011, as court-appointed guardians' {sons of the elderly victim} Plaintiff under duress and being marshalled to the recorder's office was Forced to sign a deed transferring the property back to mother, despite her legal 2008 transfer to her daughter. without any hearing the daughter in 2011 was marshaled to the recorder’s office and coerced into signing. In 2019, the sons falsely claimed the estate lacked funds to justify their actions, deceiving heirs and the court. In 2021, against mother’s living will, the sons placed mother in hospice and rushed an undervalued sale to Cameron Adams and Lauren Adams, using expired contracts. James Wagner from Keller Williams unlawfully took $14,400 from the settlement done by land Services USA in violation of the Statute of Frauds and a 2019 court order. Adams and sons facilitated the rushed sale upon learning of mother’s imminent death and later misrepresented facts in court to block any civil efforts, falsely claiming the property issue was previously heard. The property, sold below market value in 2021, is now listed for over $1.5 million in 2025, causing a loss to the estate exceeding $1,000,000. Personal property was retained against court orders and multiple requests for its return. These acts were committed knowingly, intentionally, or recklessly by persons in positions of trust, depriving an older adult of her property. Evidence includes 2008 transfer documents, court records, expired 2021 contracts, but not limited to. There is an affidavit on the status of property for 1628 Glenside Road West Chester Pa UPI #50-5-149.1 recorded in the Chester County office of Recorder of Deeds.
This case also involves Adams taking two State registered 40' trailers full of equipment he did not have a sales agreement for that belong to the Estate as well as other movable property.
The Estate matter was opened in June 2021, attorneys involved have manipulated the case making a false narrative that the property case has been heard. To date there has never been one hearing on this loss of estate assets. The courts are aware of the contracts being expired which legally gives Adams no rights to the property.
